Booking directly guarantees our best available rates with zero third-party service fees. You also gain direct communication with us for personalised stay arrangements, flexible terms, and tailored concierge planning.

We require a 30% deposit at the time of booking to secure your dates. The remaining balance of 70% is due 6 weeks prior to your arrival date.

Cancellations made more than 60 days prior to check-in receive a full refund.
Cancellations made within 60 days of arrival are non-refundable. We strongly advise all guests to purchase comprehensive travel insurance.
*If you do have to cancel we will immediately free the dates up in our booking calendar, if your dates are re booked by another guest we will give a full refund regardless of the date.
Alternatively we can move your booking to another period or the following year, no problem.
If you still have doubts its best to book through AirBnB, VRBO or The Plum Guide who will offer a more flexible refund policy.

Yes check in days are completely flexible as we understand families have to juggle school holiday dates, exam times as well as balance the cost of travel so your arrival & departure dates are flexible throughout the year.
During the summer high season we do have a 7 night minimum stay whilst during the shoulder seasons we offer a 3 night minimum stay.

Your rate includes exclusive private access to the villa, property grounds, and swimming pool. Fresh bed linens, bath towels, pool towels, final cleaning, high-speed Wi-Fi, and initial welcome essentials are all fully included.
All utility costs are also included.
Local fee’s payable on arrival are the Tourist Tax which is €0.50 per night per person for anyone over 10 years old.

Yes, a rental car is essential. Having a vehicle allows you to explore surrounding hill towns, local wineries, and restaurants, as well as handle everyday tasks like grocery shopping.

Standard check-in time is between 4:00 PM and 22:00 PM, and check-out is by 11:00 AM.
We welcome you in person upon arrival to show you around the villa and answer any questions.
Should you be arriving very late, self check in is possible.

The nearest City (the smallest in Italy!) is Moncalvo with a local supermarket, petrol stations and an in-store bakery is a 5-minute drive away. Larger supermarkets are 15 minutes away in Asti, while the nearest major international airport outside Turin is 60 minutes away and Asti’s mainline train station are is a 20 minute drive.
Milan Malpensa (MXP) is 90 minutes away and Milan Linate (LIN) is 1 hour 40 minutes away.

The villa does not currently have air conditioning but we have an A4 energy rating which is the highest achievable in Italy due to the excellent insulating materials used. All windows and glass doors have black out blinds or curtains, & there are also standard ventilators in all rooms meaning the villa can be kept comfortable even in warmer temperatures. And for the winter season the villa features high efficiency central heating across all living spaces and bedrooms to ensure complete comfort throughout all seasons.

The private swimming pool is fully open and maintained from April through to October.

The villa is equipped with Starlink high-speed Wi-Fi capable of handling multiple concurrent video calls, streaming, and remote work tasks throughout the main property, terrace and pergola areas.

Yes, the villa is on a tarmac road and the driveway is gravel.
We have hosted mostly large SUV’s, MPV’s and even a few Mercedes Sprinter vans converted into a 6 seater luxury campers! It’s very easy to find and drive to.

Yes, we work with exceptional local partners to arrange private in-villa dining, home cooking classes, pasta making, in villa wine tasting & guided vineyard tours, and extra housekeeping. Please request these at least 14 days prior to arrival.

We warmly welcome families! Baby cots, high chairs, and children's tableware are available upon request prior to your arrival.
There aren’t any baby gates or protective buffers for table corners however.
We have welcomed many, many families even with children of all ages & babies not yet one year old!

Whilst we do love pets our villa does not allow pets.
Small well-behaved pets can be considered upon request if you really can’t be without them.
Please contact us prior to booking with details about your pet so we can confirm suitability and outline our pet policy terms.
